The ultra-luxury 5-star North One Hotel & Apartments project, valued at USD 200 million, located in the beautiful coastal city of Darwin (Australia), is being fully funded by KITA Group (Vietnam) in cooperation with Australia-based Arthur Winston Group.
As one of the largest coastal cities in Northern Australia, Darwin possesses ideal conditions for economic growth and tourism development, making it highly attractive to investors. Recognizing these strong potential indicators, the North One Hotel & Apartments ultra-luxury 5-star hotel and apartment project was launched with the ambition of positioning the city as a leading destination for tourism and business in the region. This is the largest private development project in Darwin over the past five years.

The project comprises 131 hotel rooms, 19 hotel villas, 7 high-end villa clusters, and 46 two- to three-bedroom apartments designed with inspiration drawn from nature. On-site amenities include modern conference facilities, an infinity pool overlooking Darwin Harbour, and a system of upscale bars and restaurants exclusively serving residents and guests.
An eco-friendly design approach will be a new direction for green development in Darwin, featuring the reuse of condensate water from air-conditioning systems to irrigate rooftop lawns and supply water to landscaped gardens throughout the hotel and apartment complex.
The project is 100% funded by Australia-based Arthur Winston Group and Vietnam’s KITA Group, and has received approval from the Foreign Investment Review Board (FIRB) for the acquisition of the Little Mindil site, which was previously sold by the Northern Territory Government to SkyCity Entertainment Group in 2008.
The hotel is expected to commence operations in 2025, creating more than 350 employment opportunities for local residents along with 120 professional positions. It is also envisioned to become a premier destination for high-end travelers who prioritize wellness and prosperity while visiting the natural wonders of Northern Australia.
In addition, the North One Hotel & Apartments site offers convenient access and expansion opportunities to Cullen Bay Marina and the Mindil Beach Casino and Resort, and is located within the Gardens Park Golf Links precinct.
A representative of the developer shared: “We aim to establish a new hotel standard that attracts more domestic and international visitors to the Top End of Northern Australia, at a time when tourism is recovering and borders have fully reopened.”
